Tenders are invited for Federal city of bonn: erich kästner school - general planning services (gp)
The subject of the contract is the general planning for the expansion and renovation of the primary school "erich-kästner-schule" in bonn. the school complex, built in 1955, consists of two l-shaped building sections that enclose the rear schoolyard. the three-story main building (component a) mainly houses administrative and storage rooms as well as sanitary facilities. the two upper floors contain classrooms and the rooms of the open all-day school (ogs). the administrative rooms for the ogs staff are located in the former caretakers apartment. the single-story annex (component b) currently serves as a cafeteria, whose dining room is also used for events such as school festivals and conferences. additionally, there is a teachers lounge and a small teaching materials room that also serves as a meeting room. currently, 200 - 220 students are being educated in 2 classes at the community primary school. the existing room program does not fully cover the required space needs. the existing cafeteria also cannot meet the required space needs for use by the entire student body in a maximum of 3 shifts. against this background, a spatial expansion of the school is necessary. the capacity of the school cafeteria should consider a prospective expansion of the school by half a class. however, this is not part of the current task. to realize the planned expansion and to meet the functional requirements of the room program, a feasibility study has been commissioned: as a result of the feasibility study, it is recommended to construct a new extension building for a new cafeteria on the school grounds. the resulting available space in the existing building can then be remodeled and repurposed. the new extension is planned as a standalone building on the northwestern schoolyard area. the dining room of the cafeteria is to be designed as a multifunctional event space to be usable for school festivals and conferences. the feasibility study has determined an estimated gross floor area of approximately 240 m2 for the new extension. a high degree of prefabrication, preferably in timber construction, is to be provided for the new construction measure. through remodeling and relocations, the released space capacities can subsequently be redistributed, allowing functional areas to be consolidated and achieving spatial relief through restructuring. in this context, two new differentiation rooms, a teaching materials room, a meeting room, and a care or sanitary room are to be created. as part of the construction measures, modernization and expansion of the sanitary facilities for students and teachers are also planned. the drainage system of the school has extensive deficiencies that need to be assessed and remediation options developed during the planning phase based on the existing camera inspection of the main lines. to relieve the sewer system (sponge city), intelligent rainwater management considering local conditions should be examined. the outdoor facilities between the new building and the existing building should be redesigned with consideration of sustainability aspects and functionally adapted to the expanded uses. the play area affected by the construction measure, including the play equipment, must be properly restored in another area. furthermore, it is planned to unseal additional areas during the necessary terrain modeling and to ensure barrier-free access. through the procurement process, a planning office is to be found that will act as the general planner, providing particularly the following services: - services according to § 34 hoai object planning buildings and interiors - services according to § 51 hoai specialist planning structural planning - services according to § 55 hoai specialist planning technical equipment of system groups 1-8 - services according to § 39 ff. hoai object planning outdoor facilities - services according to § 43 ff. hoai object planning engineering structures - services according to hoai annex 1.2 building physics (thermal protection and energy balancing, building acoustics, room acoustics) - services according to aho no. 17 building code fire protection it is planned to commission the services in stages. there is no legal entitlement to the transfer of all services. further information on the construction project and the subject of the general planning contract to be awarded is included in a project description provided in the electronic project room.
